Lorient specified for HBG's largest ever job at Baker Street!

Acoustic, smoke and fire seals from Lorient are helping to protect an iconic London development. HBG Construction is working on the £115m redevelopment of 55 Baker Street in central London for client London and Regional Properties Ltd. The former Marks and Spencer HQ building is being transformed to accommodate over 60,000 sq metres of office space, three-storey townhouses, leisure and retail facilities, plus covered public space. Its architectural features include striking glass ‘masks’ and atria, one of which forms the new main entrance.

Fire doors play a vital role in preventing the passage of cold smoke, as well as fire and hot smoke throughout buildings, reducing the risk to occupants in other compartments of the building - vital in such a huge development as Baker Street. A range of Lorient door seals has been chosen for installation as part of the fire rated door assemblies throughout the North and South blocks. A combination of Lorient's IS8010 si automatic threshold seal, IS1212 Curved Fin Batwing® acoustic and smoke perimeter seal and a LP1504 fire seal provided the perfect integrated solution for the project. Not only will the seals provide 30 minutes fire protection, but will also protect against cold smoke, and provide an acoustic performance of 31 dB Rw.

As well as offering acoustic, smoke and fire containment, to meet the requirements of Approved Documents E and B, the seals have been designed to offer low frictional resistance for easier door operation, to help meet the accessibility requirements of Approved Document M. The seals are also incredibly durable, with both the IS8010 si and the Batwing® seals having been tested to over 1,000,000 opening and closing cycles on a full size door assembly without degradation - important with so many people passing through the doors on a daily basis.

This seal combination is just one of Lorient’s Threedom® concept solutions, providing an integrated approach to meeting the requirements of Approved Documents E, B and M, and offering specifiers and contractors complete peace of mind.

The architect for the project is Make, the quantity surveyor is Tweeds Construction Consultancy, the structural engineer is Expedition Engineering and the services engineer is Blyth & Blyth Consulting Engineers Ltd.
